Accommodation

Our building

Pembridge House has a communal lounge, guest suite, laundry room and a landscaped garden. There are lifts to all floors and level access throughout.

Your Flats

Your flat is unfurnished/part furnished so you can make it your own. It has an open plan lounge and fitted kitchen, studio, one or two bedrooms and a level-access shower room.

Our community

Our weekly social activities and themed events throughout the year offer you a chance to meet new people and join our friendly community. There’s no obligation - you can take part as often as you want.

Safety and security

A Scheme manage and 24-hour care staff on site and secure door entry to the building and your apartment help you to feel safe and secure.

Technology

There is Wi-Fi in communal areas. Pull cords are fitted in every flat, and we can provide assistive technology for extra safety and reassurance, which can be purchased at additional cost.

Rent or leasehold

Flats are available to rent for one person or two people. You may be eligible for financial assistance towards your rent from Hampshire County Council

Location

Fordingbridge town centre is a few mintues walk away. It is on the bus routes to the main towns of Salisbury, Ringwood, Christchurch, Bournemouth and Poole. Fordingbridge community hospital is 10 mintues walk away.

Care and support

Personal and domestic care is provided by an onsite care provider, which is regulated by the Care Quality Commission. The care staff can support you in your new home, including with:

  • Washing, dressing, bathing, personal care and hygiene
  • Getting in and out of bed
  • Preparing meals
  • Taking medication
  • Cleaning, vacuuming and laundry

Solent healthcare staff are onsite to provide support with housing management, correspondence and money matters, and general household maintenance.

There is an out-of-hours telephone service, should you require any further support. You can also purchase additional assistive technology for your new home, to further promote your independence.

You can enjoy a good life balance and emotional wellbeing and choose to benefit from community involvement. There’s a vibrant atmosphere where you can meet other people, enjoy a range of activities and feel part of something special.

Our range of Technology Enabled Living telecare devices can give you a sense of security and reassurance, and we also work alongside healthcare professionals and external agencies to make sure your individual physical and mental health needs are met. Our housing knowledge and range of skills makes for a personalised service, where your wellbeing is at the heart of everything we do.

Every apartment has a built-in pull cord system, giving peace of mind that help is always on-hand. We also offer a range of assistive technology packages, including:

If you’re a customer and you have a problem with your service, the first step is to speak to the manager at your service, who will try to resolve the issue as quickly as possible. If you are still not happy, you can follow our complaints process, which explains how to make a complaint and what to expect from us.  

If you are not satisfied with our response, you can contact the Housing Ombudsman Service on 0300 111 3000 which is an independent organisation that deals with disputes between landlords and tenants. 

The care provided at Pembridge house is regulated by the Care Quality Commission (CQC), which inspects and rates all services which provide personal care and support. The Care provider’s most recent inspection report can be viewed on the CQC website and you can give good or bad feedback on care to the CQC.

More information

Prices vary depending on the apartment type and location within the building. For guidance, the minimum weekly costs you may pay to rent at Pembridge house if you are not eligible for housing benefit is:

  • £200 rent for a studio apartment*
  • £110 covers your 24-hour pull cord alert system, heating and water usage, maintenance costs and utilities charges for the communal areas and gardens.
  • You pay your electricity bill  as it is metered.
  • Fees for any care and support or domestic services you require, which may be paid for by  New Forest council or any other council, if you have had your needs assessed and approved by the adult social care team

You will also be responsible for paying for council tax (band A), TV licence (if applicable) and any additional television package, telephone and line rental, internet and contents insurance and overnight stays in our guest suite for visitors are all charged separately.

You may be eligible to receive financial assistance (e.g. Housing Benefit or Universal Credit) towards your rent and part of your service charge.

Underconstruction

To be eligible to live at Pembridge House, you must:

  • Be aged 55 or over, or have long-term care needs
  • You don’t have to have a family connection to the local area
  • You don’t  need to have your care and support needs assessed and approved by New Forest Council if you are paying your care cost by yourself. 
  • We aim to offer a lively atmosphere and mixed community of people who have a range of care needs.
  • Pembridge House may not be suitable if you require a substantial amount of regular nursing care.
